Fortitude Valley Office Project In Design Phase White Property Group have acquired two new properties, 26 Commercial Road and 4 Kyabra Street Fortitude Valley and are in the process of designing an exciting new project to accommodate the chronic shortage of office space available in the prime city fringe areas in Brisbane. The complex will comprise of two medium rise office buildings; one a freehold building accomodating the templates of around 500-600 square metres and a strata titled office complex which will be known as 'Modular'. The site is located in the heart of Brisbane's emerging urban renewal precinct and is surrounded by other quality commercial office, residential and cosmopolitan retail developments. The project is in the design phase subject to Brisbane City Council approval.
Mackay Supermarket DA Mackay City Council has approved the 2,400 sqm supermarket based retail centre with construction expected to commence by the end of June 2007. Mackay is a booming central coast city, located approximately midway between Brisbane and Cairns and is a major business hub for the many companies involved in the mining industry servicing the western mining towns of Moranbah, Middlemount, Emerald and Dysart. Formal marketing for the specialties will commence shortly for uses including butcher, bakery, seafood, newsagent, chemist, liquor and food users. The site is to be offered for sale through Tony Pagano of CB Richard Ellis.
Hamilton Rd Wavell Heights This prominent site will be transformed into a modern lifestyle precinct taking full advantage of its corner location for homeward bound commuters and will offer both easy access and ample on site parking. The centre will cater to the needs of the busy lifestyle enjoyed by customers living in the surrounding catchment areas of Wavell Heights, Chermside, Nundah, Geebung, Northgate and Banyo. Brisbane City Council are currently processing a development application on the site.
Shepparton Homemaker Centre - Sold The Shepparton Homemaker Centre, located in Victoria has been pre-sold to a major publicly listed fund, with an end value in excess of $45 million. The 25,000 sqm homemaker centre will provide the only integarated bulky goods development in Shepparton with the design including prominent facade treatments and in excess of 400 car parks. White Property Group purchased the site and were responsible for obtaining town planning approval, for the design and for pre-leasing 60% of the centre to well known national retailers including Fantastic Furniture, Every Day Living, Beach House and Sleep City. Simon Rooney from Jones Lange LaSalle took the property to the market via an expression of interest campaign and negotiated the sale.
Nightowl Village Underwood - Sold White Property Group has sold it's recently completed retail development on the corner of Logan and Underwood Roads following a formal Tender handled by CB Richard Ellis Directors Andi Avdyl and Mark Greer. The modern high profile retail centre is leased to 10 tenants and sold for $5.6 million reflecting an initial net yeild of 7.5%. Rental levels achieved were generally around $500/sqm net, with good rental growth prospects for Melbourne based purchaser WRF Property Fund. The centre is a landmark for the area with retailers including Nightowl, Big Dad's Pies, Tiffinbites, BWS, Network Video, Geisha Hair, Lagoon Seafood's and Pizza Capers.
